A Mom’s Guide to Selling Your Home

Sheer anxiety and stress… That’s the feeling most moms of little ones get when it’s time for selling their home! And, I understand completely.

I’ll never forget the first time we put our home on the market with a little one. We lived in a 1950s 1,400 sq. ft. home in Brookhaven! It was as cute as a button yet provided NO storage space. Every time our house would show, I’d load up the dog, the baby, the exersaucer, and the bouncy seat in the back of my Jeep Cherokee and drive around Ashford Park until the agent’s car was gone. Thankfully, it didn’t last long and I learned a great deal from that experience.

For you moms out there, here are my home selling tips to make showing a home with little ones work…

  1. Rent a storage building! It was my saving grace. Remember that we all survived as children playing with pots, pans and Tupperware. Bring those days back! Our kiddos don’t need 10 buckets of toys to choose from. One will be just fine for a couple of months.
  2. Donate, donate, donate… It’s not just time to remove all the toys that clutter up your home! Get rid of all those appliances you received as wedding gifts you’ve only used once since your big day. You know… that breadmaker that Aunt Sally said you would just love and now you’re gluten free!
  3. Create new habits! If your family doesn’t typically make up the bed every day, now is a great time to start. It only takes 66 days to form a habit. If everyone starts making their bed and putting their clothes away, BOOM! You’ve just accomplished more than listing and selling your home! You’ve transformed a spouse and children that can actually help around the house. That’s a serious win. It shouldn’t all fall on you!
  4. Be flexible! I know, I know… your children nap 2 times a day from 9-11 and 2-4. However, you NEVER know when the right buyer is going to want to see your home. Don’t make them miss it because Susie needs that extra 30 minutes of sleep. Live on the edge for the next month! I bet you’ll find that your little ones can adapt to slight schedules shifts much better than you imagine!

Don’t let the stress of showings with your little ones get you down. Now is the perfect time to sell your home! The last three years have shown the highest home appreciation in U.S. history. And, we’re selling homes in less than 2 weeks on the market on average.

Don’t wait until the market turns and you’re looking at months on the market and less appreciation! Bite the bullet and list today!
